About the Company
Our client is a central Ohio market leader in the construction, leasing, and operation of apartment communities. Their portfolio includes approximately 35 communities totaling more than 6,400 units, with typical community sizes ranging from 200 to 300 units. Communities are generally newer assets, from brand new through roughly 15 years old, as the company often sells properties after about 10 years. The organization is growth-oriented, well-capitalized, and known for strong operational discipline, offering direct access to executive leadership and meaningful influence over portfolio-wide maintenance performance.
Role Overview
The Director of Maintenance leads the maintenance and groundskeeping function across multiple apartment communities. This role works closely with property managers and leasing teams and serves as a member of the Regional Manager Team, reporting jointly to the President and CEO. Immediate focus areas include staff evaluation, quality of work, timeliness, and optimization of existing maintenance processes and pricing models.
Key Responsibilities
  • Lead and manage maintenance technicians, groundskeepers, and resident service coordinators across multiple communities
  • Hire, train, mentor, and evaluate maintenance and groundskeeping staff
  • Oversee quality, productivity, and consistency of maintenance work
  • Partner with property managers and leasing teams to support resident satisfaction and operational goals
  • Manage vendor relationships, including performance expectations, pricing negotiations, and contract terms
  • Source and onboard new vendors as needed
  • Establish and manage maintenance processes on a daily, weekly, monthly, quarterly, and annual basis
  • Lead annual budgeting, capital improvement planning, and long-range maintenance strategies
  • Oversee product matrix reviews for both existing communities and new construction
  • Ensure accurate record keeping, inventory management, and documentation
  • Serve as escalation point for emergencies and critical maintenance issues across the portfolio
Success Metrics
  • Unit turn time and turn quality
  • Work order ticket time and bounce-back rates
  • Financial performance of the Maintenance Division
Qualifications and Experience
  • 10+ years of experience in multifamily property maintenance and management
  • 4+ years in a supervisory or management role overseeing multiple properties
  • Proven experience leading maintenance operations across multiple communities
  • Strong financial acumen and understanding of how maintenance impacts NOI and asset performance
  • Exceptional communication and interpersonal skills with the ability to work across all levels of the organization
  • Ability to enhance team culture and collaborate cross-functionally
  • Willingness to be accessible after hours and serve as an emergency escalation point
  • Experience with AppFolio or similar property management software
  • Strong working knowledge of Microsoft Office
  • Valid driver’s license and good driving record

Compensation and Benefits
  • $100,000 – $120,000 per year
